I rent my home and am having issues with my tenants. He's always late on his rent, but pays it just in time. He complains about issues that he is responsible for according to the lease, ex: he is required to take care of small plumbing issues, maintenance on cleaning gutters and changing furnace filters. (I bought him three filters). He doesn't do any of this and he calls when things go wrong and I have a plumber go out, a contractor, etc...to correct these issues.
He has three children and each child has a bedroom on the main floor, he and his wife have made the game room a bedroom, but this gameroom has one small window which is a block window, not easy to escape from if need be. There is of course one door that leads into a bathroom and one door the leads to the basement / garage area.
Is it legal for him to have made the game room a bedroom with having only one exit? I found out this might not be legal and if not, how do I get him to move his bedroom to the upstairs? Do I have that right? Please help.
